The contract administration stage of your project involves managing your project through the processes of tendering and obtaining Building Approvals. Then, during construction, Pearce Architecture administers the contract between you and your builder.
In the first pre-construction phase of this stage we prepare and lodge the documentation required for Building Application with the selected Private Certifier and monitor the progress of the approval.
Pearce Architecture also prepares a tender list of suitably qualified and experienced builders and calls tenders on your behalf. During the tender period we respond to any tender queries and provide a report to you upon the close or receipt of tenders. We then negotiate with one or more of the tenderers if required.
Once a tender is successful, we arrange for the preparation of the building contracts. Once executed by you, our client, and the builder, construction begins.
During the construction period Pearce Architecture undertakes the role of impartial administrator of your contract, assessing claims for progress payments and the like. We act as your agent and impartial advisor, dealing with the day-to-day matters that arise to ensure a hassle free project for you and a successful outcome, while reporting back to you regularly and promptly.

- Monthly payments to the builder that assist with their cash-flow and are accurately tuned to the progress of construction.
