Once you are generally satisfied with your Architectural design concept, we proceed to the Design Development of your schematic design.
During the Design Development stage, Pearce Architecture further resolves any design issues and incorporates your additional input into the design. When appropriate, we may also obtain preliminary structural and services engineering input.
This Design Development stage generally includes:
- Additional meetings with you to refine the design of your Architectural project.
- Development of the design and incorporation of your feedback, and preliminary engineering designs.
- Preparation of additional plans, elevations, sections, 3 dimensional views and perspectives as required.
- Obtaining proposals from qualified external consultants (e.g. structural engineer) and providing you with recommendations regarding their fees and engagement.
- Revision of all documentation from the Schematic Design stage.
At the end of the Design Development stage, your project is ready for Development Application / Material Change of Use Application if required. We then assist Town Planning consultants in the preparation of the application and liaise with authorities to achieve a successful outcome for the application.
We again obtain an independent opinion of the construction cost if required.
