Following in-house exploration of alternative concepts, we determine an appropriate design approach and prepare a preferred option that meets your requirements. This schematic design is open to your further input and refinement of the layout and appearance.
In a large Architectural project, we generally prepare several site planning concepts to discuss with you prior to proceeding to a further conceptual design.
Nearly all projects require a detailed survey of your land and possibly an identification survey, both of which we can arrange on your behalf.
Our schematic designs are all fully modelled using the latest 3-Dimensional computer software, whether for new construction or renovation of existing buildings. Schematic design services include:
- Meeting with you to discuss your project and its requirements
- Site visit to familiarise ourselves with the land and surroundings
- Research into relevant authority requirements with respect to the proposed land use and identification of opportunities
- Preparation of the 3-D project model, including presentation of plans, elevations, indicative sections, and perspectives for your review.
- Preparation of preliminary selections and schedules of materials and finishes
We usually obtain independent opinions of the indicative construction costs after you are generally satisfied with your schematic design. Although we use separate consultants for this work, we are always mindful of current construction costs and your budget as we prepare your design.
